What is Oakview?

Oakview is a new residential neighbourhood currently being developed which has been designed to offer fantastic family living and all the makings of a thriving community to come. Particular emphasis has been to develop Lots that are generously sized and family-friendly. Shared walkways, gardens and open green spaces have been carefully designed to provide outdoor recreation areas for residents to enjoy.

Where is Oakview?

Oakview is located on the northern side of Lytton West, some 5km from Gisborne’s CBD or a short 8-minute drive.

How many Lots are there?

Oakview is a fully master-planned community with a total land area of 20Ha set to accommodate approximately 200 Lots.

What sizes are Oakview Lots?

The Lots range in size from 550m2 – 1000m2+.

However, there are also areas of higher density proposed which will offer Lots in the 400m2 – 500m2 range.

What deposit is required when purchasing a lot?

Generally speaking, a 10% deposit is due upon the unconditional date of the Sale and Purchase Agreement. Variations to this may be assessed on a case-by-case basis and will be at the sole discretion of Oakview Investments Limited.

What utilities are offered within the development?

Oakview will be fully reticulated with water, sewer system, stormwater system, underground power and fibre broadband.

Are they free hold titles?

Yes, all Lots within Oakview are being subdivided into free hold titles.

Can I on-sell my Lot?

Yes there are no covenants restricting the on-sale of a Lot.

What covenants are on the titles?

Please refer to the Land Covenants for further information.

Why are there covenants registered on the Lot titles?

The covenants are in place to protect property values within the development by setting a standard for a quality environment within the community. This is achieved by ensuring that privacy between Lots is upheld, appropriate housing aesthetics are achieved, and amenity values are instilled.

What does the Non-objection Covenant mean?

Non-objection covenants will be registered on the title of each Lot. The purpose of these covenants and the Power of Attorney is to ensure that Oakview does not face objections to the future development. If you become an owner of a Lot and you then sell that Lot in the future, you will also be required to obtain a deed of covenant and power of attorney in favour of Oakview. You will be required to sign a final form of the deed of covenant and power of attorney prior to settlement in this regard.

Can I build a minor dwelling?

No, minor dwellings are not permitted by Oakview. However, a garden shed with a maximum floor area of 15m2 is allowed. Design guidelines will also apply to any garden shed erected.

Can I relocate a dwelling onto my Lot?

Relocatable dwellings are not permitted by Oakview. However, Oakview, may at its discretion permit relocatable dwellings if they are of a high standard and meet the other covenants.

What are the fencing landscaping requirements?

Fencing and landscaping restrictions will apply.

Refer to clause 3.14 and 3.16 in the Covenants.

Do I have to build right away?

No you do not need to build right away. However, once building commences it must be completed within 12 months.

Do you have a geotechnical report for my Lot?

The overall liquefaction and subsequent settlement risk has been assessed over the whole subdivision and foundation recommendations made to negate any potential issues. However, as these tests are on a broad scale due to the size of the subdivision the Gisborne District Council will require bearing capacity tests at building consent stage to identify any localised issues.

The geotechnical reports commissioned by Oakview Investments Ltd will made freely available upon issue of title.
